Introduction

You’re thinking of investing in a new city, and Greenwood, IN is at the top of your list! It has a lot to offer, from a thriving economy to plenty of cultural attractions. But before you make any decisions, it is important to understand the local market and what types of properties will yield the best return on investment. In this post, we will give you the rundown on the best places to invest in Greenwood.

Madison Ave.

There are a few key places that are great for investment in Greenwood. One of these is the area around Madison Ave. This area is seeing a lot of growth and development, with new businesses and restaurants moving in all the time. With places to visit such as Craig Park, Valle Vista Golf Club, Greenwood BMV, and a multitude of restaurants and other attractions, this area sees a high amount of traffic. This area is also full of character and is seeing a resurgence in popularity as more people move back into the city center.

Center Grove

Center Grove is an unincorporated community in White River Township, Johnson County, Indiana.  A large portion of residents here have a Greenwood, IN address.  Center Grove has one of the best rated school systems in the state and many successful sports programs with their High School Football team winning the IHSAA 6A State Championships in 2015, 2020, and 2021.  Homes in this area generally sell for a higher amount than some surrounding communities and with new neighborhood developments like Somerset and Aberdeen this area would be a solid choice for investments.

Sheek Road

Just off Sheek Rd. lies a variety of different neighborhoods that would be excellent for an investment property.  Central Park, Copperfield, Crooked Bend, and Valle Vista to name a few.  Most of these homes lie in the Clark Pleasant Community school system which is a prominent school system in Johnson County.  In addition to that, the “newer” Middle School is less than a few blocks away at the intersection of Sheek Rd. and Worthsville Rd.

Main Street

Main Street runs from approximately State Rd. 135 to just east of I-65 and goes directly through the heart of Greenwood, IN.  A lot of the homes along this street have that “old town” feel and were built from the 1800’s – 1980’s. Though these build dates may raise some concerns for investors, many of the homes were renovated throughout the years and look visually appealing.  Main Street also has several parks such as City Center Park, Children’s Garden Park, and Westside Park.

Smith Valley

Smith Valley Rd. is the next major road just south of Main Street and curves northbound into Emerson Ave just west of I-65.  Craig Park is a well-known attraction to the east of US-31, and on the west end of Smith Valley is Sugar Grove Shoppes.  This rental complex used to be home to Hampton’s Market which was a long-established grocery in the area.  It now hosts a variety of businesses including a dentist office, Pizza Hut, Strange Brew coffee shop, pet grooming, and places to eat.  Homes in this area are affordable and also lie in the Center Grove school district.

Conclusion

When it comes to investing, there are a few key things that you need to consider. The first is your budget– you need to find a property within your price range. The second is the property’s location. You want to find a neighborhood that is going to grow in value over time.
